Holiday forecast - Very Sunny!
Before we go into our forecast we would like to wish everyone a happy Thanksgiving holiday!
After you eat all the turkey and the stuffing you're probably gearing up for the start of a new property hunting week if you are in the market for a new property. Our forecast for the month of December 2010 is Sunny and here is why:
- Historically low interest rates
- Winter season is the signal for low buyer-traffic and that typically leads to a price adjustment on the Seller's part if their property was originally over priced.
- Seller's are more negotiable during the Winter season due to Holiday stress and expenses. A property sale could add stress especially if a Seller is not represented by a Broker.
- More inventory is available as we've experienced a lower sales volume over the last few months. A higher supply = lower price.

why forecast realty?
I just thought about it, not the name of the company, but why I should explain the name. The other day I was representing forecast realty in a meetup group in midtown Manhattan. One of the group members approached me and said "you guys deal with the weather!", so I smiled and explained that we forecast real estate! the idea behind our name is two folds:
a. through our knowledge in certain local markets we attempt to forecast/predict the direction of the real estate market or simply give an educated opinion about the condition of the market now or in the near future.
b. I associated our predictions and our business ethic to a sunny day. For some reason the idea of a warm sunny day always put a smile on my face. Of course I wasn't the only one who felt that way, so it only made sense to put the two together and come up with forecast realty :)

Eye on the Gold Coast
Forecast Realty is interested in expanding into the North Jersey rental market. For years the north jersey rental market has been shadowed by the competing Manhattan rentals. In recent years however, the NJ market has added a large number of newly constructed, amenity filled rentals to its inventory. Some of these projects compete head to head with luxury doorman buildings in Manhattan. As a renter would you consider moving to NJ? keeping in mind your rent will be significantly less than what you'd pay in Manhattan?
Does size matter when renting an apartment in Manhattan?
So here is my forecast on this, unless you are a family with a baby or a family with 1-2 kids then size is definitely an issue, but then if you were a family you should keep in mind two things: location and price. Otherwise, for the young professional or couple I would recommend to concentrate on location and how clean/new the apartment actually is. Let's face it, you are not likely to entertain in your small apartment anyways, even if you had a 700sqft 1 bedroom apartment. People that live in the city want to enjoy what the city has to offer and not hang out in a box! What are your thoughts? I always find this challenging to explain to my clients..size does not matter!
